Tenant Rental Application Instructions and Policies

Please read the following policies. If you feel you meet the guidelines for qualifying, we encourage you to submit an application.

  • Must be 18 years or older. All occupants 18 years and older must fill out an application.
  • A minimum of 6 months with current employer
  • Gross monthly income close to 3 times monthly rent for apartments and 3.5 times for homes
  • Good rental references from present and previous landlords/owner. NO EVICTIONS!
  • Good credit

NOTE: Some owner's are flexible with certain requirements

STEP ONE:

Drive by the properties in which you are interested in. Decide which property you would be interested in viewing. If unit is occupied please DO NOT DISTURB RESIDENT!!

STEP TWO:

Fill out the tenant rental application and give it to our staff for review. If your application appears to meet the requirements we will set up an appointment for you to view the property.

STEP THREE:

Once you view property from the inside and decide you would be interested in renting you would need to:

  • Pay $30.00 Credit check fee for each applicant over 18. (Non-refundable)
    ***cash or money order only
  • Submit your valid CA ID or Drivers License
  • Submit your Social Security Card
  • Submit 2 current pay stubs. If self-employed, submit copy of most recent tax return and 3 current bank statements
  • Proof of address

 

STEP FOUR:

If application gets approved you must pay the deposit within 3-5 business days. We will NOT take the property off the market until we receive the holding deposit. We do not guarantee that we will withhold the property from other applicants if holding deposit hasn’t been paid.

Security deposit and first months rent must be paid with money order or cashier's check only.
***If Applicant, after approval, chooses not to rent the unit we will deduct from the holding deposit to cover the loss of opportunity to rent the premises. “Lost rental damage”
