Rental Requirements

Please read the following policies. If you feel you meet the guidelines for qualifying, we encourage you to submit an application. Due to COVID-19 pandemic, to protect you and the staff, we are providing virtual showings after your rental application has been approved by the owner. Personal showing may be possible after application has been accepted. Should you be interested in moving forward, please do the following:


Step One

Drive by each property in which you are interested in to ensure you are fond of the location and neighborhood. If the unit is occupied please do not disturb Tenant's. Please visit our website to view pictures.

Step Two

***Before applying make sure you meet all of the Rental Requirements***

 

  •  Must be 18 years or older - All occupants over 18 years and older must fill out an application.
  • Household gross income: For apartments, 3 times the monthly rent. For homes, 3.5 times the monthly rent.
  • Good verifiable rental history from present and previous landlords.
  • At least 6 months with current employer, or verifiable monthly income.
  • Good credit; no late payments, no collections, no bankruptcy or evections.

 


After viewing the property from the outside, apply online at marinarealtypm.com and submit the following with your application:

  • Valid CA ID or Drivers License
  • Social Security Card
  • 2 current pay stubs. If self-employed, submit copy of 2 most recent tax return and 6 current bank statements (Name and account number must be printed on these bank statements) .
  • $35.00 credit check fee for each applicant over 18 years old. Fee is non-refundable. Please note, your credit will have a pending charge of $35 for the credit check. If credit is not ran, the $35 fee will be refunded to your account within 6-10 business days.

 


Step Three

After completing rental application online, email us at marinarealtypm@gmail.com to give us instruction to run your credit/background check and obtain verifications.

Step Four

 

  • Please allow about 6-10 business days to process your rental application. After completing and reviewing your rental application with the owner, applicants will receive a call with an answer.
  • After approval you may see the unit via video showing or in person (must wear mask & gloves. Further instruction to be provided). Additionally, you must pay the security deposit within 2-3 business days. We will NOT take the property off the market until we receive the holding deposit. We do not guarantee that we will withhold the property from other applicants if holding deposit hasn’t been paid

 


 

  • Security deposit and first month's rent must be paid with money order or cashier's check only. Payable to Marina Realty. If Applicant, after approval chooses not to rent the unit we will deduct from the holding deposit to cover the loss of opportunity to rent the premises. “Lost rental damage”
